At the Sussex County Sheriff's Office, West Complex, 22215 DuPont Boulevard, Georgetown, Delaware, Georgetown Hundred, Sussex County, State of Delaware, the following described real estate to wit:

ALL that certain lot, piece or parcel of land situate, lying and being located in Baltimore Hundred, Sussex County and State of Delaware and being more particularly described as follows, to wit:

BEGINNING at an iron axle found on the Westerly right of way line of County Road No. 52 A, at a corner for this lot and lands of Pauline Williams Sturgis; thence with the Westerly right of way line of County Road No. 52A South 26 degrees 01 minutes 00 seconds East 69.10 feet to a railroad spike found at a corner for this lot and lands of Gary Lee Taylor; thence turning and running with lands of Gary Lee Taylor and with lands of Henry J. Haygood passing over a 3/4 inch pipe found South 66 degrees 22 minutes 01 seconds West 146.55 feet to a 5/8 inch re-bar found at a corner for this lot, lands of Henry J. Haygood and in line of the Easterly right of way line of County Road No. 52A; thence turning and running with the Easterly right of way line of County Road No. 52A North 20 degrees 55 minutes 04 seconds West 69.00 feet to a 5/8 inch re-bar set at a corner for this lot and lands of Pauline Williams Sturgis; thence turning and. running with lands of Pauline Williams Sturgis North 66 degrees 30 minutes 27 seconds East 220.29 feet to the point and place of beginning said to contain 15,360 square feet of land, be the same more or less, together with improvements, as shown on a survey prepared by Simpler Surveying & Associate, Inc., dated September 26, 2005.

Being the same lands and premises which Pauline Williams Sturgis did grant and convey unto William E. Clark by deed dated December 20, 2005 and recorded on January 27, 2006 in the Office of the Recorder of Deeds, in and for Sussex County, State of Delaware, in Deed Book 03264 at Page 314.

Registration is required for all bidders prior to sale. A $4,000.00 deposit (Cash or Cashiers/certified check payable to Sheriff of Sussex County) and valid driver’s license or photo I.D. are required to register.

TERMS: 20 percent of the purchase money will be demanded on day of sale (The $4,000.00 Bidder Registration Fee will be credited to the 20% deposit). Cash, Certified Check or Cashier's Check, is required. The balance is to be paid on or before September 2, 2008. Sale subject to confirmation by the Superior Court on September 5, 2008 and also subject to a 1 1/2 percent Delaware Realty Transfer Tax; 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser. Also subject to 1 1/2 percent Sussex County Realty Tax, 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser.
